On the Market: What does $2.3 million get you in Villa Park?

It’s Orange County’s least populated city, but Villa Park, surrounded by the city of Orange, has some of the top-value real estate in the area. Claiming barely more than two square miles and about 6,000 residents, it has a median home value of $1.15 million. That’s nearly twice the countywide value of $617,700 and comparable to those in Newport Beach, where February 2015 Zillow data puts the median price at $1.3 million.

The city’s neighborliness might help its home values. “I can easily say there’s a real sense of community and closeness in Villa Park,” says Bill Baker, a resident since 1979. An attorney who has served on boards for the Villa Park Elementary School and other local organizations, he says the homes have gotten bigger and the number of horse trails has gotten fewer.

Stacked stone highlights the facade of this 2002 Mediterranean-inspired home on Valley Drive. The 5,860-square-foot residence has six bedrooms and seven baths in two stories, plus a kitchen, with a breakfast counter, that opens onto one of the home’s many outdoor spaces. The backyard has a pool, a spa, an outdoor kitchen with bar seating, and a fireplace. Two garages hold two cars each.
